If you’ve already identified one or more properties we’ll help you assess whether these properties do meet your goals and if so move to due diligence and appraisal phase.
Search
Once your buy suburbs are defined you will commence your search on the usual portals and your search efforts will be complemented by us. We regularly text and email our agent network and run top level dd on anything interesting before passing on only those properties that match your brief and budget. You’ll also share anything you find for appraisal by us before you waste time inspecting. You’ll conduct the initial inspections, we’ll follow up those you would like to pursue.
Due Diligence | Appraisal
For properties you may wish to progress we complete our due diligence covering everything from development risk to strata/building report review, and compile comparison sales to propose a purchase value range.
Negotiation | Purchase
After buying half a billion dollars worth of property we know how to secure your property for the lowest price and we routinely save our clients 3-15% from where market sees value. We will also attend auction if necessary.
Post Purchase Care
We co-ordinate conveyancer and relevant parties through to settlement, and conduct pre-settle inspection on your behalf.
If your property is an investment we will arrange a depreciation schedule and appoint a property manager to have the property leased at the appraised rental.
You have us by your side for six months. So saying, our average time to purchase for our Done With You clients is within eight to twelve weeks.
